Subjective build value
The shell is only half the trade. What buyers actually pay depends on the build — furniture, decor and layout. These notes are subjective, not numbers:
- Starter Apartment: A themed, fully furnished starter can trade above the empty shell, but demand is thin and offers stay small.
- Small Home: Favorites among budget decorators; a polished small build moves faster than a bare one.
- House: The most common traded shell; value swings with how much the interior has been invested in.
- Large Home: Bigger floor plan, bigger asking range; the gap between shell value and furnished value is wide.
- Luxury House: Prestige shell; offers depend heavily on the current decor market and the build quality shown in tour.
- Mansion: The most subjective market on this list: a bare mansion and a showcase mansion are very different trades.
